Research & Concept

Preparation & Briefing

We will meet with you to introduce your project design team and take a full design brief. 

This will assist us to understand your design aspirations and practical, life-style requirements for your project.  

At this early stage, we can also discuss a preliminary budget for the interior loose furniture, fixtures and equipment (“FF&E”).

Concept Design

Working with the architectural plans and your detailed brief, we will prepare scale general arrangement layouts for the interiors of your project.  

We will research and collate information and images, to confirm the design concept for the overall interior of the whole property.  This concept will define proposed linking themes, style consistency and colour palettes identified to ensure the space flows.

We will also propose floor and wall-finish types for discussion and prepare a preliminary budget for fixed FF&E supply.

Technical Design

Design Development

Upon agreeing the overall aesthetic, the design concept will be evolved to give more detailed solutions for every aspect of the interior architecture.

We will present an updated concept with 2D elevations of all rooms and  material palette trays.

A specification document will be shared with draft technical drawings for the bathrooms and bespoke joinery design.

We will also present lighting and small power proposed layouts, including decorative lighting; pendants, wall lights, floor and table lamps.

Technical Design

Subject to your feed-back, we will complete any refinements to the design package.  All technical drawings and specification will be signed-off and issued as final construction design information.

Supported supplier visits will be arranged and final product specifications will be signed-off for all architectural fixed FF&E interior items.  

Visualisation & Walk-through

3D images can be produced to help clients to visualise the space and surface finishes applied to provide a realistic impression of the room.

We can also offer a full 3D walk-through of your home.

Construction

Construction

Following the appointment of the preferred contractor, we will attend a pre-construction meeting and schedule key site meetings to manage and monitor the installation of fixed FF&E on site.

Final loose FF&E specification will be signed-off and all orders will be raised and administrated through to delivery to storage.  

We will present a loose FF&E interior fit-out schedule for installation post Practical Completion.  

Installation & Styling

Following Practical Completion hand-over we will install the loose FF&E finishes and handover the completed project to the client.  

We will manage all loose FF&E deliveries from suppliers and storage to site.

We will oversee site cleans, hanging of pictures/mirrors, arrange all accessories and full styling prior to client handover.  

Two-weeks following client handover, we will return to complete a loose FF&E snag.
